The Steps to Home Ownership
Beginning your home search can be exciting and overwhelming at the same time! I make sure every buyer understands the steps to make the process as easy and stress-free as possible.
First, we get to know each other and determine what you want and need in a home.
If you haven’t been pre-qualified with a lender already, I’ll introduce you to a trusted mortgage lender that can help you determine your price range and the type of mortgage that would work best for you. You’ll be asked to provide documentation such as tax returns, W2s, employment varication, and IDs.
After you’re qualified, I’ll set up a search for listings that best fit your wishlist and budget. You’ll get email alerts as soon as new listings hit the market!
Once we find homes you’re interested in seeing, I will set appointments for viewings.
When you find the right house and are ready to make an offer, I’ll write the offer and present it to the seller.
The seller could accept your offer, come back with a counter offer, or reject your initial offer altogether. I’ll guide you through each of these possibilities.
Once you have an accepted signed offer, you have a contract for sale. The escrow (down payment) deposit will be collected at this time. The contract will be sent to your lender and title company/attorney. The lender may ask you to update your paperwork at this time.
Home inspections and appraisal will be the next steps.
The home inspection determines the condition of the property, that everything in the home is functioning as it should be, and that there are no major issues. After a satisfactory home inspection is completed, the property appraisal is ordered. The appraisal insures value of property.
The last step is the best step! It’s time to go to closing, sign documents, and get the KEYS!
